Coastal Chimney Protection in Darien

Much of Darien's housing was built before central cooling was normal and often before ductwork was, so heating and cooling arrived separately and at different times. That is why so many houses here run a boiler for heat and something entirely different for cooling.

What salt actually does

Airborne salt is hygroscopic — it holds moisture against whatever it lands on, so a coastal chimney stays damp for far longer after rain than an inland one. On galvanized steel that means the zinc coating is consumed quickly and the steel underneath goes. On mortar it means continuous wetting and a faster loss of the binder.

The visible result is usually rust streaking down the masonry, and people read that as the chimney failing. It is generally the cap or the chase cover failing, and the masonry is simply what the runoff lands on.

Specification rather than product

There is no coating that makes a coastal chimney behave like an inland one. What works is choosing the right materials: stainless caps, covers, arrestors and fixings, and flashing detailed properly rather than sealed. Stainless fittings held with plated screws still fail at the screws.

Wind-driven rain finds different gaps

Rain arriving horizontally gets under laps and drives up flashing faces. Details that hold perfectly well twenty miles inland leak on the shoreline, which is why coastal properties see disproportionately more flashing failures than crown failures.

Seasonal houses have a second problem

A large share of Connecticut shoreline property is used for part of the year. A house shut up from October to May has an unheated chimney standing through the whole wet season, and a cold flue collects condensation continuously with nothing to dry it.

What that does to a liner

Persistent damp inside a flue corrodes metal liners and keeps masonry saturated. Where a property is closed for winter, a top- sealing damper is the single most useful thing to fit, because it closes the flue at the top and keeps the weather out of it entirely.

Opening up in spring

The first job on reopening is an inspection rather than a fire. Nesting, debris and moisture damage accumulate through an unattended winter, and the first fire of the season is the worst time to find out.
